Booking Terms & Conditions

Arrangement is made subject to the following terms and conditions and receipt of the deposit confirms that you the client understands and accepts these terms and conditions. A copy of the terms and conditions will be issued upon receipt of deposit. The persons named on the booking form will only be allowed to stay in the villa . There is a bedroom adjacent toilet and washing facilities on the bottom floor of the home for those who may not be able to climb stairs.

Deposit

£300 or $500.00 dollars is required to secure the dates required,booking of fifteen days or more require a £400.00 deposit. This is non refundable in the event of cancellation.

Balance

The balance payable is due 8 weeks before departure date. This condition must be strictly adhered to and no reminder will be issued.

Security Deposit

A refundable security deposit is charged before departure and can be taken in the form of a credit card or cash. The amount of deposit required is £300 pounds or $500 dollars. Please note in the event of non payment of the security deposit or funds not cleared before departure, the villa booking will be cancelled. The security deposit will only be accepted through paypal credit card or debit card payment. We cannot accept a security deposit on arrival, this must be paid no later than ten days before arrival.

Cancellation Charges

We must be notified immediately in writing in the event of cancellation. The following charges will apply in the event of cancellation.

Please remember to have adequate travel insurance in place as the above cancellation charges will be strictly enforced in all circumstances. We reserve the right to cancel bookings if the balance is not paid by the due date.

Equipment

The pool door is equipped with an alarm, under no circumstance must this be removed or tampered with, it is provided as a safety device under Florida state law. Curtains within the home are non drawable and for dress / show purposes only. The home is also fitted with a security alarm this is solely for the use of the management company and not for guest use, we advise all guests to have adequate vacation contents insurance.

Accommodation

This is named accommodation, no alternative accommodation will be offered if you are dissatisfied. Only the persons named on the booking form will be allowed to stay in the home any other than the named persons will be asked to leave, the maximum number of guests allowed in the home is twelve. We cannot and will not be held responsible for any withdrawal of amenities within the development or any break down of appliances (including pool heaters, air conditioning etc) in or around your vacation home during your stay. Every effort will be made to action any repairs in a timely manner. Departure time is 10am and arrival time is 4.00pm. No admittance before this time. Please note the arrival and departure time will be strictly enforced. We do not allow guests to bring relatives or friends to stay in the home unless they are on the booking forms, this includes meeting relatives or friends on vacation in Florida and letting them sleep in the home without permission. We would of course give consideration to this if we have written notice, however if we find that a booking party breaks this rule and we have evidence to support this fact we will hold back money from the security deposit as this contravenes our Florida licensing agreement and add costs to our overheads.

Pool Heat

Free solar heating is available but it is advisable to have the pool heat option during the months of December through to March. The cost of electric and spa pool heat is $232 us dollars per week spa heat alone is $145.00 per week payable with final balance, the pool heat price is based on a eight hour cycle from 8.00am to 4.00pm. The water temperature cannot be guaranteed as it depends on the prevailing weather conditions at that particular time. Minimum seven days pool heat required.

Insurance

Adequate cancellation insurance is strongly advised when taken out this booking and should be included with in your travel insurance.

Liability

During your stay we do not accept any liability whatsoever for death, personal injury, sickness, accident, loss of luggage, loss of personal effects or any other misadventure which may occur whist renting this accommodation however caused. This includes the use of all equipment within and around the exterior of the property. We provide a swimming pool and we do not accept any liability whatsoever for injury, death, or any accident that may occur how so ever caused as a result of the use of the swimming pool its surrounding areas including the spa and toys, pool blanket, floats etc.

Force Majeure

We cannot accept/ be responsible for or be liable in respect of loss, damage or changes caused by force majeure this includes strikes, floods, closure of airports, weather conditions or any other events beyond our control, in the event that a departing party has an unavoidable trip home cancellation and require accommodation over and above the departure day, we would allow extra days stay but only if we have availability and the management company agree to it. We would require full payment via credit or debit card before we could allow the extra stay and it would be charged on a nightly rate which would be via the rate offered during the previous stay.

Complaints

In the Unlikely event of a complaint during your stay the first point of contact will be with the management company and will endeavour to resolve any complaint immediately. However if the outcome is not satisfactory you should report this in writing during your stay and upon your return. Any complaint must be reported to the management company in writing during your stay other wise it will not be considered after your stay.

Barbeque

This is provided as an extra, The barbeque is only allowed to be used outside the cage area of the pool due to Florida State Law.

Smoking

This villa is strictly a No Smoking villa. Please be aware that the management company will be make a charge to your security deposit if odour smells exist through the breaking of this strict no smoking rule.

Animals and Pets

No animals or pets allowed at any time in or around the home.

Item Inventory

All items within the property have been itemised and recorded. All items will be checked and counted before arrival and at the end of your stay and any items found missing, damaged or broken will be charged to your security deposit. Items that are in a set will be charged as a full set price e.g. pool balls if correct numbers are not returned before departure. This will include everything from a teddy bear to a televisions etc.

Departure

On your departure day it is very important that you vacate the villa by 10.00am. The cleaning team requires a minimum of at least 6 hours. Departure time will be strictly enforced. The management team are at your disposal. Please contact them if you have a problem with your vacation property; please leave a message if you cannot contact them. They will contact you very quickly.
